House Hunting

I’ve spent all my free time house hunting. We found a neighborhood that we love so now it's just a matter of finding the right house. We've looked at 8 houses so far and totally fallen in love with one of them. Wouldn't you know that it would be the most expensive one (and a bit overpriced). It's really fantastic though. It has 4 rooms, a media room (play-room for us), office, pool, etc... It's PERFECT! The only thing wrong with it is the price. It's priced like it should be sitting on the best street in the neighborhood.

Of course, I dive head-first into any new "project" and the suspense is just killing me. We don't want anyone to know how much we like the house, but at the same time, I'm so scared someone else will realize how amazing this house is and snatch the house before we can try to make a lower offer. Hubby likes to take his time with decisions like this, which is a good thing, but is so difficult for me. I'm trying not to be a spoiled brat.

We're going to do the transaction angentless - the idea being that we will get the commission (or price reduction) rather than our would-be agent. We've both bought and sold houses before so we're very comfortable with the process. The only thing that's difficult is finding the comps (comparable homes sale prices).

We tracked down one comp that showed an extremely low price per square foot. Being agentless and all, we decided to knock on their door and find out how they got their amazing house at such a steal. As it turns out, they weren't home, but we ran into their neighbor who is the nicest person. She told us all about the neighborhood and recent sales. We invited her to tag along to the showings and she was able to give us a lot of inside information. She actually bought her house by having her agent knock on the door of a house that she loved and ask if the owner would sale it. They did. She paid top dollar but is so happy with her house.

Anyway, she was able to provide us with some comps, which we're going to use for negotiate the price of the house we really love. She also said that the house we like truly one-of-a-kind in that neighborhood and if she hadn't already bought hers, she would defiantly have bought this one.

Do I have house fever or what (is that even real)? Wish us luck with the negotiating and send my Hubby some encouraging vibes!

We're moving because we live in Hubby's house (from before we got married). We want to get a house together - And one that has more space! Hubby, my mom, me, and Lilly are all home all day.
